This house in the “College District” is down the street from Broadway. The dentist office is certainly different. You would probably have to do some work converting the space. But the listing says that the upstairs apartment has been empty for years. It would be nice to see this converted back to a one family. The price is doable and there are enough original details to bring out the original character of the home. The built-in cabinet in the kitchen is great, and hopefully won’t be removed by someone looking to gut the kitchen. And the in-lay on the floor in the bedroom picture is gorgeous! Just remove that drop down ceiling and you’d have a great room.
So what is the deal with the “College District” you might ask? The real estate agent is really referring to an area called “College Heights”. It’s a name coined by the Greater Newburgh Partnership that stretches from Route 9W to the waterfront and from South Street to Broadway. Their goal is to revitalize the area block by block. It’s definitely something to educate yourself on if you are considering buying in this area.
