  • To answer a few questions:
    – The house is currently divided into 4 apartments; one per floor (there are 5 floors incl the basement)
    – The apartment below the main level has its own entrance and there is no longer a staircase connecting it to the rest of the house. That apartment still has an elevated porch in the back.
    – The main floor, and the one directly above it, are mostly still in the original single family floor plan. They have each had one room re-purposed as a kitchen, but could be reverted fairly easily.
    – The top floor had been completely gutted by the previous owner & is now a bedroom, living rm, bath & kitchen – but also could be re-purposed into bedrooms if wanted.
    – the main staircase is still fully intact
    – all of the systems (boilers, water heaters, etc) and the roof were replaced in the past few years
    – the boilers and water heaters are located in the basement below the lower level apartment so they are not taking up space in the apartments.
    – If you are familiar with the book “Villas and Cottages” by Calvert Vaux (published in 1857), you will notice all of the design elements featured in the first part of the book. 216 Montgomery St. is a variation (and mirrored flip) of design #5. The house was built in the early 1850’s. We were told 1850, but are not entirely sure. That exact date would determine whether or not AJ Downing was involved or not – as he died in 1852. If it was built after 1852, it would have been just Calvert Vaux & FC Withers.

  • I love these older homes. Truly beautiful indeed. Newburgh has some pretty great historical homes. The location is quite spectacular and the views are amazing. I have lived in Newburgh for 30 years and I never tire of the those views. This is certainly a beauty! Thanks for sharing it with us.

    “Two-and-one-half-story, three-bay, brick residence with basement; hipped roof, cross gables with bargeboard; central projection; recessed 6/6 sash; arched and straight stone lintels; double, glazed and panelled doors with arched transom; gabled hood with brackets and bargeboard; cast-iron stair rail.
    INDIVIDUAL BLDG. SURVEY FORM: Original owner C. H. Doughty. Circa 1855, Picturesque. 1972 owner Mary Carizzo. Structural condition deteriorating. 2 1/2 stories, 3 front bays, 1 rear porch. Brick exterior walls, brick bearing wall. Roof asphalt shingle. 1 chimney, 4 dormers. Cornice decorative wood barge boards on front dormer. Miniature of W. E. Warren House at 196 Montgomery Street with more simplified use of brick to sculpture projecting front bay. Altered to two-family house. Does not appear on 1850 Dripps map, but is on 1859 map, and 1870 map names “original owner.
