Real Estate: 20 Courtney Ave $5,000 Auction

20 Courtney Ave Newburgh NY

This house is for sale at auction. You can place a bid online now and the auction ends November 12th. This is a cash only purchase. There are no interior photos but a huge plus that I can see from here is the driveway which is a commodity in the City of Newburgh. The other huge plus, you are only a few houses down from the bluff. The house across the street was restored and sold. Details below.

  • Can someone who has experience buying houses at auction describe the process? Do people really bid on houses without knowing practically anything about them? I’d appreciate any advice anyone has.

    • Hi Sarah, I’ll chime in here although I’ve never had experience buying at auction. From what I understand people really do bid with out seeing the house. Especially since the listing says that the house is occupied and it is forbidden to go and try to see the property before. People who buy like this usually are banking that the location is worth it. You might want to look up tax records to see if there are any records of updates done to the home. But otherwise, you are bidding blindly.

If someone else knows anything/has experience chime in here.

  • I just pulled up the history of this house on the MLS (since I’m a real estate broker I can do that!!) This house sold for $328,000 back in 2006, yes that’s correct $328,000 and its just a half a block off the bluff. I sure wish I had the money to purchase this home, it could really great with a little TLC !!!!!

  • This is a sad story. I know the family and have worked with the daughter when she was studying at the hospital. It is also directly across the street from the house we restored at 17 Courtney, so those newcomers know the family as neighbors as well.

There is always another side to the loss of a home…the high mortgage and the high taxes that got out of hand.
If we had known this was happening, and of a way to help them keep their home before noting that it was for auction a few weeks ago…well, maybe it could have been better.

In any case, hopefully it will work out for everyone involved in the end. It is the heights and we have a neighborhood association that is active and involved…So a good location if anyone here is interested..!

  • Hi Cher,
Thanks so much for your response. Maybe someday you can profile a Newburgher who’s experienced with auctions. From your comment it seems like auctions fall into the high risk/high reward category as far as financial decisions go.

I really enjoy your blog; it’s helped me learn a lot about Newburgh and real estate in general. It’s also nice to see how many Newburghers are really involved in their community.
    Sarah

  • Does anyone know what happened at the auction?
