Dan Gilbert and Brandon Stryker are embarking on their own home renovation adventures on Lander. According to a recent article in the THR the long-time friends are going to rehab 40 Lander, which suffered a damaging fire in the basement. The damage is so severe they even had an architect refuse the job. Judging by the photos on their website, this is a very serious job. So far they have gotten certified as asbestos and lead removal contractors.
They say there were interested this property because of the Land Bank’s work on Lander that they feel will help turn the block around. Thankfully, this will be one less property to be torn down.
On the city council work session agenda for 030515 there is a Resolution where in an architect based out of Manhattan proposed an offer to buy several city owned properties on Lander St. for $20k total. The state has gotten stringent with renovation regulations alongside fed or state tax credits to offset the costs being a tough score. In fact the gov isn’t too keen on brown field cleanup in general as of late. I think a private buyer should have an equal access to the ‘mortgage settlement’ funds as a Land Bank has relative to remediation costs. That claw back is taxpayer $’s. Instead, more regs…

Wow they (BranAndDan Properties, LLC) look like they are still in high school. Well personally I wish them all the luck in the world. If you have ever met someone rich and wondered how they did it, I’m sure these young men should they be successful will be perfect examples.
