Real Estate: 490 Liberty St $70,000 with River Views

490 Liberty St Newburgh NY

This is a house in foreclosure located right near the college. It has river views in the back, and a workable bathroom and kitchen. For someone who has the money to make cosmetic upgrades along with money for unforeseeable occurrences, this home is worth a look. It has a lot of potential that was just covered over in vinyl. This is the very northern tip of Liberty Street. Here, homes are in various states of condition and the brick road has been dug up and patched, but never properly fixed.

  • All is ‘fixed’. Vacant properties Do Not reduce adjacent property values. ‘Stopped by the Assessor’s office for a rationale per my new ‘fair value’ property assessment as I have lived next to a vacant property for several years. When pointing out the obvious effects of blight on values I received…”I don’t know where they get that from”. Classic. As per ‘river views’ adding value…not. The properties on either side of 490 Liberty declined in value, as did those in the historic district of Grand St.. As well, the house values on ‘desireable’ Bay View Terrace have remained static. Surely H4H’s efforts have ‘benefited’ property values? Not to according to new E. Parmenter St. townhouses…all down. Don’t look to the Land Bank either, as apparently the ‘hopey changey’ thing isn’t fungible to the proximate property values in ward 1. I know, soon, just another couple $mil. and tax breaks. Let me know how that works out. By and large, wards 1,3 & 4 north of South St. (& west of 9w for the latter), tag, you’re it. If the numbers don’t work for you, simply change the equation (in this case, the Comparable). Central Planning at its best.
btw, there wasn’t a crowd clambering over themselves to have their assessments raised.
