  • I walk by that property often and fantasize about renovating it. After seeing the price, I’m tempted.

    • If you have the ability and money why not. Assuming the brick exterior is in decent shape and structurally sound the price is low enough that even a total gut job is worth it.

      • Very good to know, John. I’m hoping to get a rep from the city to pull the board off the front door so I can assess the cost. Right now I’d have to guess $70-75K to get it up and running again. Love to take it on as a hobby.

  • I am aware that Habitat looked at that property a few years ago and turned it down..so you may find that 70-75k won’t do the job. See if Habitat will share records of the time they evaluated the property and why it was refused. It may be the structural issues were too costly to even start the project….but good luck to anyone who wants to give it a go. It is a nice up and coming area of the Heights.

    • That info, if available, would be full disclosure on the City’s part. No? There are many buildings that are currently offered for sale that are, were, also under review for structural integrity. Their determination will impact the Capital Plan which, as far as I know, hasn’t been finalized and voted on. ‘Might want to get going on that as the credit markets are beginning to show their own cracks in the foundation. Given enough time, the City’s $100 mil. ‘to do’ list becomes mandated. “We didn’t see it coming…”.
      Caveat emptor.

  • Here’s my update, everyone.

    I just got done speaking with David Kohl at City Hall’s Department of Planning & Development. The pics he showed me of the interior are reminiscent of 44-46 Lander Street, just a bit worse. Hannah, you may be correct about the build price. I want to bring a contractor into the structure to assess the cost. I WILL update this if I get a chance to go inside.

    I walked past the property an hour and a half ago, and noted that the board blocking the front entrance was torn off. I plan on telling the city tomorrow so someone can inspect and reboard the entrance. I got one photo of the inside. I couldn’t go inside due to the fact that the floor was in horrible shape and could collapse if I put my weight on it (I’m over 200 lbs).

    Oh. My. Sweet. Lord. You get what you pay for.
