144 First St Newburgh

This Before and After post is particularly exciting. This home is the project of Robert Fontaine, actor, writer and director whom we spoke to a few months back about his plans for Newburgh. Most of the exterior work has been completed, although it is still a work in progress. He is doing the majority of the work himself and has many ideas up his sleeve for the City of Newburgh. How much do you think this exact home would cost in Boston or the East Village? Probably 10 times or much more. This home at 189 Liberty Street Newburgh has been chopped up in to a multifamily home. Once of the sweetest features is a carriage house. It looks like it is being rented into 2 apartments. It probably has the potential to be restored and turned into whatever your heart desires. As for the rest of the main home, there isn’t too much to boast from the pictures. Some listings say that there are original pocket doors. However, looking at the photos there isn’t an original molding or mantle fireplace in sight. This home would be perfect for someone who loves old architecture, but wants a modern interior.

194 Broadway Newburgh

This building on Broadway is worth a look for the size and the price. 194 Broadway is a 7,000 square foot, 3-story brick building with some interesting garage/storage space out back. Just last week we showed a house with about 1/5 the space for the same price. Those garages could be converted into a studio, loft, or even a secular living space. Check out this brilliant carriage house in Brooklyn with essentially the same façade below.  It would also be great too to have a more traditional looking storefront to recreate the character shops Broadway once had. There are no photos of the inside of the building. But do a quick Google search and you will find a few listings to compare.

This home on 1st Street is massive. There isn’t anything extraordinary about the home. But what really struck my eye was this little carriage house. Buildings like these have immense possibilities from rentals, to art studios, to guest houses. The home itself is being listed as a 3 family home that supposedly needs no new work. The location isn’t the most desirable but, I have a thing for carriage houses! It is located right next to St. Luke’s Hospital.

The gorgeous home at 182 Grand Street is at a higher price point but oh so worth a look. It was designed by Frederick Clarke  Withers. There are 6 bedrooms, 4 full baths, and 2 half baths. There is also a carriage house, which we all know I have a thing for. It was built in 1860 and has many period details. These were the grand homes of Newburgh’s gilded age, absolutely gorgeous, and kept in good condition.
