Just like its neighbor that I posted 2 weeks ago, this property is in a rough area. It is located at the northern end of Liberty Street, at the corner of Clinton Street. So why bother sharing this? Well I think there is a unique situation here with many of the properties in this exact area on the market or having been on the market this year. And I suspect they were taken down, not sold.  There is potential here to have an investor buy up essentially this entire corner and change things around. With the right goals in mind, it is not impossible to do. But it does require an intentional plan for this area. It’s more than just getting renters in the door. The City of Newburgh’s Planning and Development Department plans to highlight one city-owned property for sale each month. Sometimes these properties can be located on very blighted blocks, making a decision to buy very difficult. I would say this property is located at a crossroads. To the east, are some of the most desired and admired homes in Newburgh. And one block over, to the west, is the roughest section of Liberty Street. However, two houses away, the old Girls Scouts property is being renovated by one of Newburgh’s urban pioneers who I think would make a great neighbor. This part of Liberty is particularly rough, especially across the street. Just around the corner though, are some of the nicest houses in Newburgh. There’s a 3 car garage in the rear. Here’s a property that has been in a repeated cycle of poor fix-ups just to get the next tenant. Fortunately, it seems that a lot of original details and character remain, enough for someone to come along and restore it. This would be a nice choice for someone looking to live in a property along with tenants. If your aim is just to do the bare minimum to rent out the apartments, not much will change for this northern section of Liberty Street. Although many of these homes are in disrepair, this section of Liberty Street is often photographed for its beautiful architecture. One of the best examples of how these properties can be turned around can be seen in 292 Liberty, the next door neighbor. Other interesting neighboring properties to keep your eye on are The Girdle Factory and Weigand’s Tavern.

This is a great home in a great location that has been really beat up over the years. A lot of people have had their eyes on this property, but never have had the chance to look inside until now. Time has not been kind but these old houses are strong. There are plenty of details that remain that could really shine with some attention. Just next door is the Fullerton Mansion and across the street is the Monell Mansion, now being called the Orchard House. It is very unlikely that a rehab loan could be obtained for this property. You will need cash, and that is why it is so difficult to see these homes restored. Hopefully the right person will come along.

On a block with mostly brick homes, this Arts and Crafts dark cedar home stands out. I would agree with the listing that says this house is located in “the midst of one of the most architecturally significant sections of Liberty St”. There is a lot of diversity here with many styles represented. Unfortunately there are no interior photos so we can’t see the “original features remain waiting to be restored”. The price is low, and the house is being sold as-is, so be prepared for major renovations. The house next door has been wonderfully renovated if you want a glimpse of who your neighbors might be. They also own a cool letterpress studio on Broadway. I’m sure they’d be happy to see a preservation minded owner move in. They also have some nice parties across the street.
