This property is so interesting. It doesn’t quite look like it was a residence with the barn door on the right and its cinder block exterior. But the craftsman style columns give it a homey and historical touch. Does anyone know any details about this building? It looks like the garages to the right are part of the property as well.
There are over 700 abandoned or vacant properties in the City of Newburgh. Habitation of these properties is vital to the revitalization of the city. 163 South William St Newburgh NY Google Map
This is a really large home that is being used as a 3 family triplex and has a lot of parking space. Unfortunately there aren’t any interior photos worth mentioning. Benkard is a tough block in Newburgh but there are rowhomes that have been untouched for years. It is easy to imagine the homes in all their glory again. This place would be ideal for owner occupancy on one floor and rentals on the others.
One of our rescue me homes is for sale at 16 Clark St. At first glance this home might not look like much but this really is a beautiful home. It sits above a small hill elevating it above the other homes on the block. There is a beautiful wooden staircase in the entryway and there seems to be a few other hidden details like the cornice that is probably covered by the vinyl siding. This area isn’t at the forefront of the revitalization in Newburgh, but still deserves attention. When things start happening this block will feel it. The home is located just 2 blocks away from Liberty Street and Washington’s HQ and around the corner from the Ritz Theater, the Ann Street Gallery and Habitat for Humanity.
Also worth noting, the listing boasts really low taxes, “Low Taxes of only $3,247.00 (If you live there, basic STAR reduction will be $993.00, so your Taxes will be $2,254.00)“. Anybody know how to explain or validate that?
The modest rowhomes on Benkard are some of the best. They are all diamonds in the rough just waiting to be brought back. This house, number 44 is no different. Yes the block is rough but if you are willing to stick it out you can have a home with lovely details that need polishing up and can customize the rest of the home to your liking. The heating looks like it needs updating with all of those exposed pipes. This home is just one block down from Liberty Street and the warehouses we are all anxious to see develop. If you need inspiration to see what this home could look like, just check out Door Sixteen. Their house is almost identical.

William Street is a pretty scary place in Newburgh, but stay tuned. There are going to be a couple of before and after posts coming up of revitalization efforts on this block. If you are willing to be an urban pioneer this property is cheap and it is not a short sale. There are no interior photos so that can be scary but your mortgage would be under $700. Liberty Street and Broadway are no brainers, but William Street will take more innovation. There are Latin markets and businesses moving in to the area, which is certainly just what a block with a high concentration of abandoned buildings needs…and of course, you!

Newburgh has gorgeous mansions done by famous architects and then there are these row homes that capture the hearts of so many. It’s so nice to see that the porch details have been kept in tact as well as the front door. This is a home in an ideal spot on Benkard Ave because it is right next to 3 other homes that have been rehabilitated and now have new homeowners. Just check out the amazing job that was done next door at 68 Benkard.
The home has been split into 2 units. There are some lovely fireplaces that still remain. One floor, probably the upper floor, is entirely covered in carpet. You’d have to find out if there is hardwood underneath.
