Real Estate: 378 Grand Street $194,900

378 Grand St Newburgh NY

This home was on the market 3 years ago last time we showed it here. The asking price was over $100k more. Now the price is lower, the photos are much better, and the walls have been painted white making it an easy canvas for a new homeowner to envision. The pictures say it all. Everything looks to be in tip top shape. Overall, great location, great views, great price. Taxes include STAR of $993.

  • Beautiful but who can afford almost $9000 a year in taxes for a $200,000 home

I have a $400,000 home outside of Houston Texas for $6000 a year with great schools and great services

  • This is one of the best blocks on Grand Street. That side of the street used to be a part of Downing’s tree farm. The mansions on the other side that this house faces are gorgeous too.

  • Wow. That’s a great price for a priceless view.

  • Wonderful seeing a great community growing like this with so much positivity!

  • But the taxes! I want to retire back ‘home’ but don’t know how I can afford these taxes as a retiree. But oh how I love that view!

  • Not to worry, the ‘hot’ money from Brooklyn will create a bidding war for this one. Sarcasm aside, the exteriors of these architecturally detailed houses are high maintenance which add to the carrying costs as well. If one walks that neighborhood, or any for that matter, the neglect becomes apparent from curb side. Case in point, notice the brown house to the right in the above photo. The facade is a masterpiece in shingle work yet has exponentially succombed to the elements as of recent. None the less, this area of the ‘City seems to sell ‘easier’ than other neighborhoods, relatively. I’m cautiously optimistic.

  • Beautiful view but the surroundings are still depressing and the taxes are unreasonably high. Not for me.

  • We, too, bought it for the ‘beautiful views’ and on the promise of Newburgh’s ‘renaissance’. Hundreds of thousands of dollars later, what you see is the result of 15 years of blood, sweat and tears. If you can’t stomach going out in the morning to smashed windows on your cars, gun shots at 11 PM and want to enjoy your little piece of isolation in the midst of Newburgh, then perhaps you’ll be the next ‘lucky’ person to inhabit the house. Don’t worry—expect that in the next ‘cycle’ of despair that hits Newburgh you’ll be happy to leave, too. Go ahead, make the Real Estate Community of Newburgh happy! Buy this house! They are about the only ones who do prosper in the long haul in the City—along with those who sit back and let it happen decade after decade.

    • Huff, thanks for lending credence to the ‘moral hazard’ that is slowly but surely besetting many communities without prejudice. I’m not begrudging you for it. Indeed, while tptb and their minions play host to the society games, ‘outside the colosseum Rome is burning’. ‘Causation or correlation? I’m always wary of that ‘divide and conquer’ thingy and try to remain unjaded toward my neighbors. I hope it works out for you.
