This is a wonderful house to consider preserving if you are interested in house restoration or rehabilitation. Just off Liberty Street there is a set of 3 row houses with an angular facade that is quite unique. Number 44 has had a beating, but there are many original details remaining. There are original fireplaces mantles and base moldings – something that is often torn out to install baseboard heating. For some of the houses in the Heights, these fireplaces are purely ornamental, but it is wonderful to have them there none the less.
Other features I like about this house, the driveway appears to belong to the property. A luxury when there is a ton of snow in the winter. Also, paying some attention to the exterior would be very rewarding. I would remove the concrete front lawn and chain link fence for something more inviting, and I would also restore the front double entrance and the small porch that remarkably is in tact as can be seen on the house at the left. Check out some interior photos of neighboring house 48 Carson. It would be wonderful to see all three of these homes rehabilitated.

I am so happy you are suggesting restoration of these great properties. So many people gut reno, which is a huge mistake, since sheet rock and new molding will never look original and typically looks cheesy.
I live in Manhattan and a few years back bought an 1840s Greek Revival in Middletown NY, which I have been restoring. I would love one day to buy a property in Newburgh and restore. I hope every one who buys in Newburgh really appreciates how original and in tact the city still is and focus on restoration. I am not sure if Newburgh has Landmarked certain districts, but it should be, if not contact Bill Krattinger: https://www.linkedin.com/in/william-krattinger-a2138523
Here is what I did on my Middletown house (start at bottom):
