Everyone is always on the hunt for unusual commercial properties in Newburgh. Although this property is being advertised for its automotive use, the structure of this building has endless possibilities for creative uses. There’s a 3 bedroom apartment, 9 storage units and 2 retail storefronts. There is also ample off street parking. This property takes up a very large corner lot and is located just at the edge of the Heights neighborhood. It might be a little lonely here, but there are definitely quite a few commercial, retail and industrial uses within walking distance that have potential to grow this area.

This listing is a few months old so you should make sure it is still on the market.

south-street

This whole block of 5 buildings on South Street between Liberty and Chambers Streets is for sale. A previous deal has fallen through and they are back on the market. I thought it was a good time to share these properties now.

These buildings are being sold individually although the most impactful development of these properties might be as a group. Newburgh isn’t like other Hudson Valley cities or towns with just one main commercial thoroughfare. This example at South Street shows the various commercial corridors that can be found in the City of Newburgh. Most people focus on the residential income potential but the 5 storefronts could use thoughtful placemaking development that would uplift and benefit the community. They are located right off the northern end of Liberty Street. A few projects and properties to watch that can speed the momentum of development of this area are: Weigand’s Tavern, the Girdle Factory, 307 and 315 Liberty Street, and others that are for sale.

Below are the individual listings in this sale:

This house on Ann Street seems simple enough, and might not be desirable at a quick glance, but the location deserves a second look. Across the street Habitat will be building 4 new homes. One of the many conversations you will hear in Newburgh is the need for more owner occupied buildings. These 4 homes will be owner occupied. Also, across the street there is a well maintained building that was restored a few years ago. Just a short walk east and you will be at the Ann Street Gallery, Liberty Street’s restaurants and shops, and the new Safe Harbors Green Park.

This house is back on the market a year later with all the interior photographs it was missing before, and about $140,000 added to the asking price. You can see the house needs a lot of work, but a few original details remain. The exterior carriage house addition looks really interesting. Most recently there was a temporary art exhibition held in the space by StrongRoom.
