If you have the cash, this is a nice opportunity to get a house on Liberty Street north of Broadway. It needs to be gutted and there are little to no historic details. However, I suspect this section of Liberty between Broadway and First will be one of the first sections of northern Liberty to turn around. I’ve documented the reasons why many times but to mention them again: the Broadway/Liberty Street intersection will be seeing major changes in the next year with a community park and rehabilitation of 96 Broadway. Across the street is 188 Liberte and around the corner is Quality Row. The homes there are consistently owner-occupied by progressive residents. Dutch artist, Paulien Lethen, just moved there. I’ve heard she has some exciting plans.

It’s been almost 4 years since I showed this house the last time. This is a rough part of Liberty Street, much more challenging than southern blocks. Not only are the houses in bad condition, but the street often has large gaping holes. However, it is located just a few houses down from Clinton, that shoots directly to river views and some of Newburgh’s more prominent homes. Also around the corner is the Glebe/Girl Scout home that will be rehabilitated. Do your research to make sure if this is right for you.

At the very northern tip of Grand Street, you’ll find this large and beautiful home that has been converted to a multi-family property. There aren’t too many photos to see interior details, but there do appear to be original details intact, a large backyard, a driveway, and a garage. The listing says they are “waiting for the right buyer,” so the asking price probably won’t budge all that much. Do a quick internet search to find out more details.

The price and location of this home is really attractive. However, I heard a tip that this house has been condemned. The entire rear addition apparently has collapsed. That would explain the extremely low price. If you are interested in this home, be sure to check for yourself. The listing makes no mention of the structural condition, and of course, no interior photos.

This house has been vacant on and off for years. It looks like the property was in foreclosure and is now being auctioned off. I’m posting this because this section of Liberty is often over looked since it is not close to Washington’s HQ. However, it is between Broadway and 1st (Quality Row). Soon, the corner of Broadway will be seeing a new park and renovation of 96 Broadway that will bring a new restaurant. At the northern end of this block you have Quality Row, which has a lot of invested home owners, and 188 Liberte. It would be great to see this become an owner-occupied building.
