Real estate can change block by block in the City of Newburgh. This one, if rehabbed properly could help boost this area. It is located on Liberty in between Broadway and 1st Avenue, aka Quality Row. Next door is 188 Liberté, a venue for artistic event and movie lovers and lower Broadway is set to see some changes soon. The listing says that the property needs electrical and plumbing and to “bring your imagination”. Be prepared as there are no interior photos available. One thing for sure, it would be nice to see the second entrance restored and a proper commercial space put back on the first floor. Although, it looks like that entrance hasn’t been there for decades according to the 1980 historical survey. Bring your imagination indeed.

This is a carriage house that is for sale in the MGL area. I had shown this property before as a rental. From what I have heard, the layout is a bit strange. So maybe it would be best to convert this to a one-family carriage house. The cons are there is no yard, just a patio and a balcony, each belonging to one rental unit. However, it’s on a good street, near Newburgh’s most opulent homes, including the historical society. And, it’s a carriage house! It might be perfect for someone who doesn’t want yard maintenance. This is an understated multi-family property that is just around the corner from Newburgh’s opulent homes and mansions. The only downfall is the shell across the street of a warehouse that burned down. Looking at different listings I get different information. It seems this was the original Girl Scout building. One listing says that there is some warehouse space available, another says they are just apartments with exposed brick. Either way, for this price you know that there will be a ton of work involved, but for over 5,000 square feet of space this is worth a look. Units could probably be combined if you are looking for your own huge work/live space. Sorry, no interior photos.
