44 Carson Avenue Newburgh NY

This is a wonderful house to consider preserving if you are interested in house restoration or rehabilitation. Just off Liberty Street there is a set of 3 row houses with an angular facade that is quite unique. Number 44 has had a beating, but there are many original details remaining. There are original fireplaces mantles and base moldings – something that is often torn out to install baseboard heating. For some of the houses in the Heights, these fireplaces are purely ornamental, but it is wonderful to have them there none the less.

Other features I like about this house, the driveway appears to belong to the property. A luxury when there is a ton of snow in the winter. Also, paying some attention to the exterior would be very rewarding. I would remove the concrete front lawn and chain link fence for something more inviting, and I would also restore the front double entrance and the small porch that remarkably is in tact as can be seen on the house at the left.  Check out some interior photos of neighboring house 48 Carson. It would be wonderful to see all three of these homes rehabilitated.

This house in the Heights section of Newburgh is up for auction. Looking at it here in the chosen palette of colors, it looks like a slice of San Francisco right in Newburgh. Auction details are void of condition details and any interior photos. There is also no mention on starting bid price. However, it is a brick structure that looks pretty solid. Most likely it will have your usually old home issues. It is just down the block from the bluff, and neighboring homes are well kept. If interested, you must be present at the Orange County Court House when the auction takes place.

Sometimes these properties can be located on very blighted blocks, making a decision to buy very difficult. This property happens to be in an excellent location if you ever wanted to renovate a home. The Heights in Newburgh is seeing a nice uptick in new residents that are moving in and restoring homes. A good example of this concentration can be seen on the streets between Liberty Street and Bay View Terrace. These are the homes with river views and easy access to the bluff which, overlooks the Hudson River. This house is located in this exact area. The listing says that this is a 2-family home, which could easily be converted back to 1 family. Bathroom and kitchen photos are exempt, a tell tale sign you will probably have to renovate them and more.  Two new neighbors have moved to this block (here and here). This is a house that was on the market a few years back. Someone bought it, painted it and probably made some repairs. It’s being listed as a 2 family house, although it would probably do much better as a 1 family owner-occupied home (not to mention parking). Overall, this house is on Henry Avenue where many young families and young adults are moving in and fixing homes. It would be a great addition to see this home build up on the work being done, like the makeover of the Wedding Cake House just a few door down.
