I know Farrington is a rough block, however, I thought this house is worth of a look for those of you that might favor a more cottage-vibe in a house. Looking at the interior photos the house needs to be gutted but there are still some original details that look to be salvageable. The house is in foreclosure, and the price is cheap if there are no major structural issues. I love the varied architecture in this part of the city. There are a lot of Second Empire homes with mansard roofs and many homes with this gingerbread detailing. If you are up to it, you could probably even make the vacant lot next door into a community garden.

According to the listing, this place is huge with 9 bedrooms. The house itself is pretty trashed and will need a lot of money to fix it. This is a nice home very close to Downing Park for sale by owner. Everything seems to be maintained nicely and for the most part is move in ready. You could probably make cosmetic changes as you go. The only tough part is the vacant homes that are nearby. However, the Chapman Steamer Firehouse is just down the block, which, if fell into the right hands could be beneficial to the area. Kudos to the current owners. It shows what these homes have the potential to look like.

It’s been about 2 years since I last showed this home as a Rescue Me property. Since that time the owners have done some exterior improvements. Alas, there are no interior photos, so there is no way to know the extent of repair that must be made on the inside. Be warned, it has been vacant for a few years. However, I think this property is in a good location. It is just down the block from Quality Row, the newly rehabbed land bank office, Robert Fontaine’s carriage house, Habitat Houses on Chambers, a community garden, and an exciting project by a local artist.

I know some people will look at this and think it’s a great income property, and while it can be a multi-family home, it will probably benefit the most by having a live-in landlord.

28 City Terrace Newburgh NY

City Terrace is a street that runs north/south, nestled between Broadway and Downing Park. North City Terrace extends north of Downing. This home is on the south end, very very different than the north. Architecturally this street is just as great as any other in Newburgh with mixed use retail and commercial, cottages, brick homes, carriage houses, garages, and wood homes. It’s very easy to imagine with it could look like with more investment. These rowhomes that connect to #28 have been painted in a variety of colors which is nice. But overall, the street is very depressed with a couple of vacant properties on this block alone. It’s still worth a look to see what uncovered gems are hidden in Newburgh.

From the photos, this looks like a lovely home in the north end of the City of Newburgh. Everything looks fresh or nicely updated. The carpet appears to be well maintained, but if it’s not your style there might even be hardwood floors underneath. The retro bathroom with the original tile looks charming. You might want to check out the alley/driveway to the right of the property to see if you don’t mind being so close to your neighbors.
