Here’s a property that I think is worth a look directly in front of Downing Park. According to the listing this property is scheduled to be sold at a foreclosure auction on 02/13/15 at 11 a.m. The auction is scheduled to take place at 285 Main Street in Goshen. Since it’s going to be sold at auction, the property could see for more, or for less. There are no interior photos but I have a feeling that it will resemble it’s neighbor, that is also for sale, 122 Dubois. There are already some great neighbors that live close by, a desirable factor indeed.

This newly painted home on Johnston Street if for sale. The new paint job looks a million times better and shows the potential of what some of these little rowhomes can look like. It’s being listed as a fully rented 2-family home. A property of this size usually works better just for one family. The caveat here is that many buildings on this block are vacant or abandoned, including the one on the left and across the street.

This is a small home on Dubois between Downing Park and Mount St. Mary College. For this price you can assume all the copper is gone. But it looks like a sturdy home that has been standing for over 100 years already. This street has its obvious set of problems.  However, if you are really interested in purchasing this home, you should pay attention to the development that is slated to come from RUPCO and the Newburgh Community Land Bank.

125 3rd St Newburgh NY

 

Third Street has some of the most lovely homes that are in various states of decay. This corner here at 3rd and Chambers almost makes you feel you have walked back in time 100 years. As the listing says, the house needs some work and is sold “as is”. The lack of photos figures as much. But they are wonderful architectural details like the wrap-around porch and slate(?) inlay on the 3rd floor. There is also a garage in the back. This block still has a long way to go, but certainly a worthy house. The house to the left has been on and off the market for a couple of years.

154 South Street

These houses on South Street are some of my favorite. Back in 2011 I featured this house on a Rescue Me post. Often it’s difficult to purchase these properties because it’s a mystery who owns it. Now it’s on the market as a foreclosure and fortunately there are interior photos. Simply put, the inside is a mess and needs to be totally gutted. This is definitely a task for someone with experience with these types of properties. The Newburgh Community Land Bank has put together a nice guide of tax incentives, funding sources, and grants that might be available.

You might never find this house it is so secluded on this tiny street north of Downing Park. It’s a quaint place that has been updated with Mediterranean and Mid Century Modern touches. It’s a good start if you are interested in preservation or modernization of the home. Whatever your taste may be, the house looks good enough to move in and make changes as you go. The neighboring houses are really quite interesting, especially #16. I am just not sure it still looks the same; for better or worse.
