This is a house to make you leave NYC. Although this house needs some work, the original details are worth it. Located right in front of Downing Park, this brick home has beautiful wood inlay floors and tiled fireplaces. There is also a great wooden fence and driveway. The downsides are that is appears when the owners left they took the radiators, the fireplace mantels, and the kitchen cabinets with them. Very sad. Some people also might not like the location, but a couple just a few doors down has said their experience has been good during their 8 years living there. The house seems to be neglected and is decaying fast so the sellers might be motivated with the price. Details below.

This property is just a block away from St. Luke’s Hospital. There are no interior photos but this is a nice example of the architecture that abounds in Newburgh. Keep in mind this is a rough block that suffers a lot of blight and vacant homes. The listing says the building is owned by a contractor. Unfortunately we didn’t get to see any of their handy work.

46 Lander St Newburgh NY

Lander Street is far from up and coming but it’s not everyday you see a house on the market for $15,500. There are no interior photos so this is probably a gut job. There are also many vacant and abandoned buildings on this block. However, not everything is negative. There is a sculptor just a few doors down that has put a lot of work into rehabbing a building and carriage house. Also, another Newburgh resident lived here for a few months while he was in the buying process and said that “People treated him like anybody else and were very welcoming. In fact, he learned people might not be as they seem, in a good way.”

The land bank is also aiming to do a lot of work on Lander and have obtained many of the vacant buildings. If interested you should definitely learn more about their workforce rental housing plans.

If you are looking for office space in Newburgh in a less historic building, this property on 3rd Street is quite interesting. It is located right across the street from the old court house on Grand Street which is the offices of the city historian and Congressman Sean Patrick Maloney. Down the street are many other iconic Newburgh buildings.  The listing says that it is being used as a church, but it would seem that it could fit almost any purpose. It has 3 bathrooms, a kitchen, gas and heat system, and central air.

This style home is probably my absolute favorite in the City of Newburgh. Just take a look up at my logo illustration above, can you tell? You can see this dollhouse style all over the city on South Street, Third Street and Lander. Johnston is a tough block, home to many vacant buildings and blight, yet so much potential. There are no interior photos of this home so you probably can expect some major issues. What do you think of the price?

Here is a 3-family home just one block north of Broadway and one block east of 9W. It needs a lot of work, but the exterior has some very attractive architectural details, as does the interior. Hopefully there is hardwood underneath all that carpet. This property is located in a dense walkable area with most homes lacking driveways.
