This is a cute little house on S. Miller St that could use some updating, especially if you do not want this to be a 2 family home, which it was never really made to be in the first place. However, there is a reason the price is so cheap. South Miller is a pretty scary street with a lot of vacant homes as we have shared on our Rescue Me series.

If things do every improve in Newburgh, this house is in a great location just off of Broadway and down the street from the hospital. This is a walkable neighborhood for sure. The question that remains is how to make this housing stock appealing so that it does not fall into the repetition of rehabbing and flipping. Check out Google maps, you can see the original double entryway was recently torn out for this prefab replacement. Still, where else can you get a house for $39k in decent shape?

From the outside, this home has a lot of the character we have come to love in Newburgh architecture. Sadly, there are no interior photos so we have no idea what awaits inside. Let’s talk about what we do know: the home is located directly across the street from St. Luke’s Hospital. It is just one corner away from Downing Park. The homes on the left and on the right are in very nice condition. Both have painted their cornices and the one to the left has a deck that has been restored nicely. 8 City Terrace Newburgh NY

Here is a large building on City Terrace just at the corner of Broadway. It’s hanging on but it doesn’t look like it can last much longer. Buildings like this often mysteriously catch fire. This building is owned by and man a woman who bought it for $1.00 back in 2005. Really, this is sad. 47 lander st Newburgh NY

Yes Lander Street is scary, but this is a very handsome building that I have been admiring for quite some time now. Unfortunately there are no interior photos. However, this building is located just 1 block north of Broadway and around the corner from Robert Fontaine’s carriage house that he has rehabbed. Also, Chambers Street is seeing some nice momentum. It looks like at one time these were store fronts that have now been converted to living space. Anybody else know details about this building?
