Rescue Me: 419 Carpenter Ave


This is a nice example of Tudor architecture in the City of Newburgh north of Broadway. I am not entirely sure the address is #413 but it was as close as I could get. It’s quite shocking this property is still vacant, perhaps there was a fire. There is a nice 2-car garage and driveway and the neighboring homes are nicely kept.

There are over 700 abandoned or vacant properties in the City of Newburgh. Habitation of these properties is vital to the revitalization of the city. 413 Carpenter Ave Newburgh NY Google Map

  • Allow me… 419 is the correct address…foreclosure proceedings in 2008…fire in 2011…vacant property is poorly maintained despite multiple complaints…garbage at end of driveway includes several deteriorating bags and a campaign sign from the previous elections (adds perspective). Since the property has been vacant, there have been multiple reports of theft within the close neighborhood. Paradoxically, the ‘City’s central planners think this property is cause to raise the neighboring assessments. Indeed, there have been multiple inquiries into this property and the neighbors do maintain their properties. Who’s accountable? (page 4)

  • This house is now assessed at approx. the same value ($89k) as the newly renovated 2 family properties on Lander and more than the RE highlighted 2 family 54 Benkard house. It’s assessment increased 11% over the year despite it being vacant for six years. It’s backyard is now entirely covered with two downed trees due to the recent storm. Last I checked the wildlife that has taken sanctuary do not draw resources from the city nor the school.
