Just like its neighbor that I posted 2 weeks ago, this property is in a rough area. It is located at the northern end of Liberty Street, at the corner of Clinton Street. So why bother sharing this? Well I think there is a unique situation here with many of the properties in this exact area on the market or having been on the market this year. And I suspect they were taken down, not sold.  There is potential here to have an investor buy up essentially this entire corner and change things around. With the right goals in mind, it is not impossible to do. But it does require an intentional plan for this area. It’s more than just getting renters in the door.   • What you suggest would require sellers to be realistic about pricing. $345k for that building in that location? Good luck. Just by paying that amount, the buyer will be hit with insane taxes. Combined with a mortgage and upkeep, I could not see a new owner being able to break even given what I expect the market rate of the rentals to be. The excitement over the “hot” Newburgh market is leading to some unrealistic expectations.

    • Oh yes, the price is incredibly high. I don’t think anyone would or should buy it for that. But I present it as is listed, not what I think they should sell it for.

  • I think they need to move the comma to the left. it should be $34,500 not $345,000

  • the value is in being the owner of one of the busiest drug dealing corners in the tristate area. PLUS there is a business that sells lotto tickets and BEER and cigarettes which in the ghetto are the cash crops!
