This whole block of 5 buildings on South Street between Liberty and Chambers Streets is for sale. A previous deal has fallen through and they are back on the market. I thought it was a good time to share these properties now.

These buildings are being sold individually although the most impactful development of these properties might be as a group. Newburgh isn’t like other Hudson Valley cities or towns with just one main commercial thoroughfare. This example at South Street shows the various commercial corridors that can be found in the City of Newburgh. Most people focus on the residential income potential but the 5 storefronts could use thoughtful placemaking development that would uplift and benefit the community. They are located right off the northern end of Liberty Street. A few projects and properties to watch that can speed the momentum of development of this area are: Weigand’s Tavern, the Girdle Factory, 307 and 315 Liberty Street, and others that are for sale.

Below are the individual listings in this sale:

Yesterday was the ribbon cutting of the Central Hudson Main Street Revitalization Project. This project was a collaboration between Central Hudson, the City of Newburgh, Safe Harbors of the Hudson and the Newburgh Community Land Bank. The scope of this project included complete streets planning with crosswalks, curb extensions, planters  and a new bus stop by Atlas Industries. It also included the funding of Safe Harbors Green Park and funding for the redevelopment of 96 Broadway – a long neglected  building at a major intersection of Broadway.

The energy was very hopeful and full of excitement as we all stood around on this crisp fall day. Pedestrians were using the crosswalks, visitors sat on park benches, readers browsed the Little Free Library and riders sat at the new bus stop. This intersection has come leaps and bounds over the past decade. Although there is still much work to do, these improvements help to inspire others to continue to make progress in the City of Newburgh.

This house on Ann Street seems simple enough, and might not be desirable at a quick glance, but the location deserves a second look. Across the street Habitat will be building 4 new homes. One of the many conversations you will hear in Newburgh is the need for more owner occupied buildings. These 4 homes will be owner occupied. Also, across the street there is a well maintained building that was restored a few years ago. Just a short walk east and you will be at the Ann Street Gallery, Liberty Street’s restaurants and shops, and the new Safe Harbors Green Park.

This is another property from the City of Newburgh’s Planning and Development Department in Colonial Terraces. This nice neighborhood is often referred to the “garden spot” of Newburgh. Colonial Terraces was built in 1917 to house workers of the Newburgh ship yards during Word War I. It was constructed during the winter from October to April at the height of the Spanish Flu epidemic. You can see historic photos of the construction phase here.

“5 Bush Avenue is located in the heart of Colonial Terrace in the City of Newburgh.  The building currently houses two small businesses on the first floor and has two spacious apartments on the second floor.  The building – in a prime location overlooking Clinton Square – was constructed in 1918.  This commanding brick building boasts a total of 3460 square feet – 1730sf on each floor.  It is currently assessed at a full market value of $270,200.  But the City of Newburgh is only asking a minimum asking price of $189,140.  All reasonable and qualified offers will be considered.  For more information, first consult the City of Newburgh’s website – www.cityofnewburgh-ny.gov – and click on the link on the left side of the home page titled “Buying Property From the City of Newburgh”.   If you have any additional questions, call the Department of Planning and Development at 845-569-7400.”
