Here is an interesting property at the south end of Liberty Street. There are no interior photos, but this is a corner property that has the influence to swing other homes at this intersection in a good or bad way. In it’s current state is isn’t much to look at. But it seems there is potential there, and this looks like it could do well as a multi-family home. There are two entrances, and it appears to have 2 different address: 43 Beacon Street and 89 Liberty. Someone tried to modernize the exterior long ago with vinyl windows and pre-fab stone. I can only guess they did the same in the interior. You know what that means, it’s a lot of work. Fixed up properly, this could be a showcase corner in the Heights.

This house in the Heights is in foreclosure. It is about three blocks away from the bluff, but still worth a look of you want to be within walking distance. The price is also eye-catching since the home sold for $120k back in 2005. Everything needs to be replaced, and this is another 2-family home that will probably do better as a 1-family home. For a person who is handy this could be worth a look. It looks habitable while you do the work.

29 Courtney Ave Newburgh NY

The cute purple house we all have been keeping our eyes on has finally sold, 29 Courtney is officially off the market. The new Brooklyn-based owners sent me this very sweet and encouraging email:

88 Henry Ave Newburgh NY

Henry Street is a popular street in the Heights for newcomers. This home is three block west of the bluff but still worth a look. Overall, the house seems pretty sound. You could probably move right in and make repairs as you go. There aren’t any amazing historical features to the home, but if you love modernism this would give you the perfect chance to implement changes. From what I see there is a lot of carpet, dropped ceilings, and paneling. The bulk of the work might be just removing all of those components and adding a new kitchen and bathroom. If you have young children, the junior high school is also just across the street.

The Bluff has a new home for sale. There are no interior photos of this property but an insider says that this home needs a lot of work. Maybe that’s why the price was dropped $60,000 recently. Either way, this is a prime location in the Heights neighborhood. Many of the Bluff homes north of this one have been restored or have excellent owners who take very good care of their properties. Around the south corner many homes are also seeing some love. The property has a driveway and a garage, something rare in the Heights. This is a great spot to consider if you are up for the challenge of doing an extreme home renovation.
