  • If this house sells at this price it will set a precedence, prices are set at the margin and there are a lot of houses for sale on this stretch of road with its bucolic views. Aside…if already well kept, this house’s maintenance costs should not come close to its annual tax load. Restoration (if required) costs are not the same as maintenance. A quality slate roof will last decades with minimum maintenance and a painted shingle facade can push a decade with the same before minimum refurbishing. Ten years and you’re going to drop $140k on maintenance? Not.
