Although it looks scary, I like the potential these quirky buildings have. If neighborhood revitalization can reach this area, there are mixed use possibilities with these buildings. You could wonder off Broadway to find small shops off the beaten path – something that makes cities feel quaint and unpredictable. It’s a quality that draws us to many major cities, and it’s here in Newburgh. It’ll happen, it’s just going to take time.

Here’s a property that has been in a repeated cycle of poor fix-ups just to get the next tenant. Fortunately, it seems that a lot of original details and character remain, enough for someone to come along and restore it. This would be a nice choice for someone looking to live in a property along with tenants. If your aim is just to do the bare minimum to rent out the apartments, not much will change for this northern section of Liberty Street. Although many of these homes are in disrepair, this section of Liberty Street is often photographed for its beautiful architecture. One of the best examples of how these properties can be turned around can be seen in 292 Liberty, the next door neighbor. Other interesting neighboring properties to keep your eye on are The Girdle Factory and Weigand’s Tavern.

This is a beautiful remodel done by Newburgh City Living. Although the sale is pending, it’s worth showing what the rehab housing market looks like in the City of Newburgh. The quick sale of this property shows that there is demand for rehabilitated properties. Not everyone wants to be a weekend warrior. Some people want move-in ready properties. I featured this home before the rehab last November. The upgrades look fresh, modern and true to the home’s character. It’s a true testament the potential these houses hold when shown a little love. I also appreciate how they thoughtfully converted it back to a one family property.

A few years back I featured this home on a Rescue Me post. It’s on the market now, listed even higher than the $150,000 it was listed at before. It’s quite a lot of money for a building that is probably a shell, and there are no interior photos to prove otherwise. The low taxes are also a tell to the condition. This is also a rough location. All that aside, it could be a beautiful home demonstrating Newburgh’s array of architectural potential.

This is a great home in a great location that has been really beat up over the years. A lot of people have had their eyes on this property, but never have had the chance to look inside until now. Time has not been kind but these old houses are strong. There are plenty of details that remain that could really shine with some attention. Just next door is the Fullerton Mansion and across the street is the Monell Mansion, now being called the Orchard House. It is very unlikely that a rehab loan could be obtained for this property. You will need cash, and that is why it is so difficult to see these homes restored. Hopefully the right person will come along.

This is a very exciting house to see on the market in Newburgh. It is a beautifully restored home full of original details directly in front of Downing Park. The best part though, is actually the amazing carriage house in the rear that was featured a few years ago on the illuminated tour. If you are looking for a work space or studio separate from your house, this property gives you that chance.
