364 Liberty St Newburgh NY

This house is located at the northern end of Liberty Street, at the corner of Clinton Street. It has been abandoned for a while and it’s in foreclosure. This part of Liberty is particularly rough, especially across the street. Just around the corner though, are some of the nicest houses in Newburgh. There’s a 3 car garage in the rear. No interior photos provided.

170 1st St Newburgh NY

This isn’t the easiest corner in Newburgh, but this property has potential. It’s located just one block north of Broadway at the corner of Johnston Street. There is backyard parking, and the entire side garden comes with the purchase which, has many possibilities. As you can see the storefront is closed up. Ideally it would be opened back up again and used for a commercial or retail purpose. Granted, this isn’t the most traversed sidewalk so it might work well as an office or studio.

18 City Terrace Newburgh NY

This property is located just one block up from Broadway. It’s a very rough area. Most of the surrounding buildings are vacant, abandoned, or boarded up. Although it looks scary, I like the potential these quirky buildings have. If neighborhood revitalization can reach this area, there are mixed use possibilities with these buildings. You could wonder off Broadway to find small shops off the beaten path – something that makes cities feel quaint and unpredictable. It’s a quality that draws us to many major cities, and it’s here in Newburgh. It’ll happen, it’s just going to take time.

300 Liberty Street Newburgh NY

Here’s a property that has been in a repeated cycle of poor fix-ups just to get the next tenant. Fortunately, it seems that a lot of original details and character remain, enough for someone to come along and restore it. This would be a nice choice for someone looking to live in a property along with tenants. If your aim is just to do the bare minimum to rent out the apartments, not much will change for this northern section of Liberty Street. Although many of these homes are in disrepair, this section of Liberty Street is often photographed for its beautiful architecture. One of the best examples of how these properties can be turned around can be seen in 292 Liberty, the next door neighbor. Other interesting neighboring properties to keep your eye on are The Girdle Factory and Weigand’s Tavern.

24 Courtney Avenue Newburgh NY

This is a beautiful remodel done by Newburgh City Living. Although the sale is pending, it’s worth showing what the rehab housing market looks like in the City of Newburgh. The quick sale of this property shows that there is demand for rehabilitated properties. Not everyone wants to be a weekend warrior. Some people want move-in ready properties. I featured this home before the rehab last November. The upgrades look fresh, modern and true to the home’s character. It’s a true testament the potential these houses hold when shown a little love. I also appreciate how they thoughtfully converted it back to a one family property.

I have a feeling this won’t be the last rehab we will see from Newburgh City Living. Their choice of location was spot on. Their next project is 44 Carson. Stay tuned for when that is completed. For more photographs and details about this property, go to Newburgh City Living.

43 Hudson View Terrace, Newburgh, NY 12550

If living smack in the middle of the City of Newburgh isn’t your thing, check out this sweet house just west of Mount St. Mary College at the corner of an L-shaped block. This street seems pretty quiet with other nice homes surrounding it. It’s a foreclosure and needs major work, but there is beauty underneath all the mess.
