Newburgh119 005

The possibilities are endless in this 3rd floor commercial loft space that is 2,300 sq ft, and at $500 a month the price is definitely appealing to those of you priced out of NYC. The location is ideal. The building is located on Broadway, right next to the Cornerstone Residence which is an anchor to lower Broadway. The Cornerstone Residence is part of Safe Harbors of the Hudson which is rehabilitating the Ritz Theater, and also runs the Ann Street Gallery just around the corner. You are walking distance to the Liberty Street shops, SUNY Orange and Karpeles Museum. Just across the street is Chambers Street, which is home to many artists and exciting projects that will be coming to the City of Newburgh.

About the space: 119 Broadway was built in the late 1800’s.  It was one of the first buildings on lower Broadway in the City of Newburgh, which is why there were windows on both sides of the building before they were bricked up when 2 buildings were built right next to it.

The building has supposedly housed a number of different businesses early on.  There is a freight elevator pulley that is still on the 3rd floor that allowed goods to be manufactured on the upper levels and moved down to the ground floor.  One of the businesses was a manufacturer of horse carriages.  It also apparently served as a hardware store.  In the 1950’s it was a Florsheim shoe store.  There is a stairway in the back that allows access to the 2nd floor, which served as the offices and storage for the first floor business.  Much of the original fixtures are still on the 2nd floor, shelving, showcases, etc.

The wood flooring is one inch thick.  The columns that support the building are 12″ x 12″ and made of wood.

While the first floor is now rented to a well established Insurance Agency, the Landlord is looking to bring people from the art community, who would appreciate the space and architecture of the 2nd and 3rd floor.  The rent has been purposely left low, so that people can afford the utilities, while they are looking to establish their name and business in the community.
