Here is an interesting home that has just come on the market on Grand Street, a block with a lot of potential. There a few interior photos, so I’ll tell you what I know about the block. Two doors to the left, 277 Grand is known as “The Artists and Writers Building.” The new owner has fixed up the property and their family is very involved in exciting ventures in the city like the NewBurgh Food Co Share and Digital Territory. On the other side of the street is the Monell Mansion that is in the final stages of being sold to exciting new tenants. Unfortunately the house to the left, 279 Grand is abandoned last time I checked, but she is a beauty and hopefully won’t remain vacant forever.

The property is being marketed with an on site super and management options. However, the ratio of renters vs. buyers on this block is quite high. It would be ideal if an on site landlord bought this property. For the right buyer with the right intentions, this property is worth a look. The listing says, “Continue the restoration that was started and bring your HUGE family and make this your new sweet townhome.” It is really hard to see from the photos the restoration that began. All you can really see are awkward layouts that were carved in the house for college housing. However, the house is in a good location and the listing says you can see river views from the top floor. Hopefully the house can convert back to a one family home easily.

The northern end of Liberty Street is a diamond in the rough with varied properties such as carriage houses, rowhomes, factories, and even even a famous tavern and cemetery. It’s going to take some vision for this area, but there are already a few people doing some wonderful renovations of homes. If you are looking for your chance to purchase a property on the Liberty Street corridor amongst the businesses making Newburgh’s revitalization happen, this property is certainly worth a look. The tattoo parlor isn’t there anymore, but this is the right spot to open a new business on Liberty Street just doors down from the Wherehouse Restaurant, Mrs. Max and the Custom House, soon to be opening Martha, and of course, Washington’s HQ.
