This is a nicely maintained home at the north end of the City of Newburgh. Everything inside looks move-in ready, with the possibility of making updates as you go. The yacht club and Pamela’s are just a short walk away and there is a nice view out front. The only downfall might be the apartment complex out back that looks right on to the backyard. However, looking at some older pictures on Google Maps, it seems there might be a large tree that provides some protection. If not, definitely something worth looking in to.

This house has been on and off the market for a while. But this is the first time there have been interior photos to accompany the listing. The Sunflower House is a historically significant house in the City of Newburgh. It was cataloged by the Historic American Buildings Survey in 1970 and is available at the Library of Congress. According to the listing this house was home Captain David Crawford’s descendants. Really, you could not pick a more historically prestigious location in Newburgh. It’s insane that this house for auction has a starting bid of $1,000. That’s pretty close to less than one months rent, depending where you live. Granted, this is a tough section of Liberty on the north end, not to be confused with the south end near Washington’s HQ. The house needs a gut renovation and neighboring homes are of equal condition, but if no one else bids, you could have a home for $1,000. That’s a story to tell. This is a house that has been attracting a lot of attention because of the price and location. It was recently just dropped $6,000 in the last week. I was able to tour this home with Susan Walski. First let’s talk about the condition. This house is not habitable without major work. Practically every surface of this home has been altered. The only original details that remain are in the foyer and the staircase. There is a two-story addition in the rear that is leaking and frankly would be better if removed. Copper has been stolen and there are major foundation issues. We surmised that there used to be a porch on the left that was enclosed which would account for the double foundation. The floor in the basement had also been torn out at some period of time which is a shame because it has potential to be a great space. It appears it used to be a kitchen. Right now the property is set up as a 3-family home, but the whole soul of the home was ripped out to create it.
The location. Grand Street is one of the premier streets of Newburgh. It was one of the first designated historic areas of the city. This home straddles a border of homes that are excellently manicured and ones that aren’t. A few doors down is the William Fullerton Mansion and across the street is the Monell Mansion that is about to be sold to new owners intent on restoring it. One detail to keep in mind is that the backyard is small and the left empty lot does not come with the house. You can buy it though for $9,500. Still no word on the Arno across the street. Anybody have any idea?

This is a large home in a great location in the City of Newburgh. From what I have heard this is a 4+ multi-family building that could be anything you would like it to be. Directly across the street are the police and fire departments. Neighbors have told me that they don’t turn on sirens until they have pulled out and are away from the area. This building is in the center of everything being just south of Broadway. A few minutes walk will take you to Washington’s HQ, the shops on Liberty Street, Broadway, or the waterfront. Ann Street is slowly seeing change with the Ann Street Gallery, Rue de Temple shop, and residential buildings that have undergone remarkable transformations. There is also an art supply shop just a few door down. It’s unclear how much of a yard exists, but this is a great location if you want to be close to all of the exciting things happening in Newburgh.
