1 Edward

Bad news over at the 1 Edward renovation. Their newly installed wall is tilting 1-1/2″ outward. The owners will now have to have an architect and engineer review the situation before they can feel that it’s safe. As Lan said, “Never a dull moment.” This new issue delays the entire project and now they are quite sad they won’t be able to move in before Christmas. These are the realities of home renovation. We hope that they can speedily remedy the situation. See what the wall looked like below and follow the progress and 1 Edward via the links provided.

It’s been a while since we have gotten updates from 1 Edward of the progress of the collapsed roof and north wall. We are happy to report that new walls are being constructed and progress is moving along much faster now. The owner reports that once the wall is up, the contractor will then hoist trusses and line them up with the roof. Then a new roof, roof deck, and stair case to the roof will be added. Hopefully this will be completed in the month of August. Once that roof deck is installed they will have some of the best Hudson River views in all of Newburgh.

1 Edward Newburgh Adventures

Although it might seem like cleaning up the debris at 1 Edward has happened in a matter of weeks, what you see above took months to complete. Finally the debris has been cleared and the roof as well as the second floor ceiling can begin to rebuilt. Already we can see new floor joists in place.

To get to this point all of the sheet rock partitions also had to be removed. Below is what the property looked like a few months prior. Thanks to the home owners for keeping us updated on their extreme home makeover! The journey:

Things at 1 Edward started to move along quite slowly after the owners had decided they wanted to buy it last fall. Enough was removed by the first snow fall we had in December 2013 when these photos were taken. The debris from the huge warehouse roof that collapsed had to be removed by hand. If you remember what it looked like before, it was a monumental task. Now we can see the full damage of the north wall, it’s piratically gone! This is more than your average home renovation, this is an Extreme Makeover! We can’t wait to see how this all ends!

Remember the warehouse at 1 Edward that we shared? Many were upset that the listing did not include details about the decimated roof. We plain forgot that it collapsed last winter as well. Now we have amazing news. Last week a family from Brooklyn closed on the property! Even more amazing, the family shared with me that they bought and this property only because they found it on Newburgh Restoration!! In her own words:

I initially found the property through Zillow.com and found interior photo from your website. In fact, the white blank box that attracted me is an old photo. The current property condition is “a shell”.  No roof…collapsed this past winter due to snow. 1/3 of the 3 floor is gone…due to the roof collapse. And one side of the wall (not the one facing Renwick St) is partially gone too. Me and my husband were rather shocked & forgot to take a picture.

However, the story has a happy ending. We are pursuing the property, thanks to your “white open interior” photo. Otherwise, we would not make a trip to Newburgh yesterday morning. Thank you very much !!!

I am truly humbled and ecstatic that the website is having the reach I always hoped it would. They are a fashion industry professional and an artist. They plan to use the warehouse as living and work space. Through my conversations with the family this is perhaps my favorite quote of them all:

The neighbor artists called us ” brave”. Coming from Brooklyn, this was the sight we saw some 20 years ago in Brooklyn. Nothing to be scared of.

Edit* Please see the comment section below for accurate information regarding this building. The roof caved in last winter. Here is a handsome warehouse for sale on the corner of Edward and Renwick Street. After some digging I was able to find an interior photo of the warehouse on Loopnet. The upper floor is gorgeous! The location is 100% right if you are interested in buying a warehouse in Newburgh that is close to the waterfront and Liberty Street/Washington’s HQ. The listing says that the building will have some repairs made and there are river views from the upper floors. This would be great as a work co-op space or anything else your imagination can conjure up. We would all love to see something creative happen here! Details below:
